People look at the front of a cape and ... it feels like ‘home’ ... . There’s great curb appeal, usually, because they’re pretty, they’re nice to look at ... .
One of the dilemmas is that often times capes were built with a couple of bedrooms on the first floor and a couple of bedrooms on the second floor. And unless they’ve had a ‘shed dormer’ put on the back to give more space upstairs, it’s not a big second floor ... .
They do offer a lot of flexibility in terms of upstairs/downstairs in a tight package that is accessible.
They tend to be taxed a little lower because the upstairs is not a full story. Often times you have a full story’s worth of use, but the way the assessor looks at it, it is taxed at half or three quarters. So that’s just a small advantage, but something to pay attention to.
